Set your region first
England/NI use SDLT, Scotland uses LBTT, Wales uses LTT. Same property price triggers different tax bills — sometimes by thousands of pounds.
Check FTB status
First-time buyer relief: nil-rate to £300k SDLT (cliff at £500k); £175k LBTT in Scotland; no LTT relief in Wales. Worth confirming eligibility.
Factor in additional property surcharge
Owning ANY other dwelling worldwide (BTL, holiday home, inherited share) triggers +5% SDLT, +8% LBTT ADS, or +5% LTT higher rate.
Stress-test affordability
Use Mortgage Affordability and stress at +3% over your fix rate (FCA standard). Most lenders also stress at their reversion rate post-fix.
Model overpayment
Mortgage Overpayment shows interest saved + payoff date shortened. Typically £100/mo on a £200k mortgage @5% saves ~£20,000 in interest.
