The Universal Credit housing element (previously Housing Benefit for private renters) helps cover your rent if you are a private renter. The amount you receive is limited to whichever is lower: your actual rent, or the Local Housing Allowance (LHA) rate for your Broad Rental Market Area and the number of bedrooms you are entitled to. LHA rates are set by the Valuation Office Agency at the 30th percentile of local private rents for each bedroom category. If your home has more bedrooms than you need under the bedroom size rules (the "bedroom tax" does not apply to private renters but LHA bedroom entitlement does), you will only receive the LHA for the size you are entitled to. If you are a social housing tenant, your housing element is based on your actual rent minus any bedroom underoccupancy deduction (the bedroom tax). Homeowners can claim Support for Mortgage Interest (SMI) as a loan, not a UC element. The housing element is paid monthly as part of your UC payment and is intended to be passed on to your landlord.
