How much rent can I afford on my UK salary?
A common UK rule of thumb is that rent should be no more than 30% of your net (take-home) monthly pay. On a £30,000 salary (~£2,093/month net), that's ~£628/month. Many landlords require gross income of 30× monthly rent (or a guarantor with 36× rent).

From the tenant's side: aim for rent ≤30% of net (take-home) income. £25,000 salary → £1,793 net/month → ~£538/month max rent. £30,000 salary → £2,093 net → ~£628/month. £50,000 salary → £3,293 net → ~£988/month. From landlord/letting agent side: most demand gross annual income of at least 30× the monthly rent (e.g. for £1,500/month rent, you need £45,000/year). For a guarantor, the typical requirement is 36× monthly rent. London is harder: many tenants spend 40–50% of net pay on rent. Couples and house-shares get more flexibility. Right Move and SpareRoom data suggest the UK average rent in 2024 was approximately £1,332/month (£1,748 in London, £863 outside). Deposit is now capped at 5 weeks rent (under £50k annual rent) under the Tenant Fees Act 2019.
