Wales charges Land Transaction Tax (LTT) instead of Stamp Duty Land Tax, and additional residential properties -- including second homes and buy-to-let purchases -- are charged at higher rates than a main residence. For a £250,000 purchase in 2026/27, the standard LTT bands give: 0% on the first £225,000, then 6% on the remaining £25,000, giving £1,500 for a sole main residence. The higher rates for additional properties instead apply across their own bands: 5% up to £180,000, 8.5% from £180,000 to £250,000, 10% from £250,000 to £400,000, 12.5% from £400,000 to £750,000, 15% from £750,000 to £1,500,000, and 17% above that. On a £250,000 purchase: 5% × £180,000 = £9,000, plus 8.5% × £70,000 = £5,950, giving a total of £14,950. This is £13,450 more than the standard main-residence LTT of £1,500 on the same purchase price. Wales offers no first-time buyer relief at all, unlike England or Scotland, so first-time buyers purchasing a main residence in Wales pay the standard rates from £225,001 with no additional discount, though they would not face the additional property surcharge shown here since it only applies to second homes and investment properties.
