What is APRC?
Annual Percentage Rate of Charge — true cost of UK mortgages including fees.
Full Definition
APRC (Annual Percentage Rate of Charge) is the EU-mandated mortgage cost comparison rate. Required disclosure on UK mortgages since 2016 (under MCD/Mortgage Credit Directive). Includes all mandatory costs spread over the full term — arrangement fees, valuation fees, broker fees. Useful for comparing deals with very different fee structures. But APRC assumes you stay on SVR after the fixed period ends, so it overstates real cost if you intend to remortgage at end of fix. Use headline rate for short-term, APRC for long-term holding.
