What is Commonhold?
UK alternative to leasehold — flat-owners collectively own building forever via association.
Full Definition
Commonhold is a freehold-equivalent property tenure for flats and apartment buildings, introduced by the Commonhold and Leasehold Reform Act 2002 but rarely used until the 2024 reform expanded it. Each unit (flat) is owned outright in perpetuity. Common areas (hallways, lifts, roof) owned collectively by a Commonhold Association managed by unit-holders. No ground rent, no third-party freeholder. Government plans to make commonhold the standard tenure for new flats from late 2025 onwards.
