What is EWS1 Form?
External Wall System form certifying cladding safety on flats over 11m — needed for mortgage.
Full Definition
The EWS1 (External Wall System) form was introduced after the 2017 Grenfell Tower fire to assess the fire safety of external wall systems on residential buildings. Required by most UK mortgage lenders for flats in buildings over 11m. Two outcomes: «A» (no remediation needed) or «B» (remediation required — sale and mortgage become hard). Building Safety Act 2022 limits qualifying leaseholders' liability for cladding costs. Form valid for 5 years.
