In England and Northern Ireland, first-time buyers pay £7,500.00 SDLT on a £450,000 home — a saving of £5,000.00 versus the standard rate. FTB relief gives 0% up to £300,000 and 5% on £300,000–£500,000. Properties over £500,000 get no FTB relief at all.
What counts as a first-time buyer?
You must be buying your only or main residence and have never owned a residential property anywhere in the world (including inheritance). Both buyers in a joint purchase must qualify. Buying a buy-to-let first disqualifies you from FTB relief on your subsequent main home.
How does Scotland LBTT FTB relief compare?
Scotland: First-Time Buyer LBTT relief gives 0% up to £175,000. On £450,000, LBTT for an FTB is £17,750.00. Wales has no FTB relief — LTT on £450,000 would be £14,250.00 regardless.
