A genuine first-time buyer, however, pays no SDLT at all on a £200,000 property, because first-time buyer relief applies a 0% rate on the first £300,000 of any property priced at £500,000 or below -- so the entire purchase price is covered. This makes £200,000 a common entry point for first-time buyers precisely because of the relief. If the property is an additional property, such as a buy-to-let or second home, a 5% surcharge applies on top of the standard bands, adding £10,000 and bringing the total SDLT to £11,500. In Scotland, the equivalent Land and Buildings Transaction Tax on a £200,000 property is £1,100 for a standard purchase (0% to £145,000, 2% on the remaining £55,000), or £500 for a first-time buyer under LBTT relief, which extends the 0% band to £175,000 and then charges 2% on the remaining £25,000.
